Calculation Formula & Mathematical Definition

EMI = [P × r × (1 + r)^n] ÷ [(1 + r)^n − 1]

Standard Reducing-Balance Home Loan EMI Formula: EMI = [P × r × (1 + r)^n] ÷ [(1 + r)^n − 1] Where: • P = Home loan principal amount • r = Monthly interest rate (Annual Nominal Rate ÷ 12 ÷ 100) • n = Total loan tenure in months (Years × 12) Monthly Amortization Mechanics: • Monthly Interest = Outstanding Loan Balance × r • Monthly Principal = EMI − Monthly Interest • Ending Balance = Starting Balance − Monthly Principal Repaid

Variable Definitions

  • P=Loan Principal: Total home loan borrowed amount
  • r=Monthly Interest Rate: Annual percentage rate divided by 12 months
  • n=Tenure (Months): Total repayment periods in monthly installments
  • EMI=Monthly Installment: Equated monthly payment commitment

Step-by-Step Worked Example

Worked Example: 35,00,000 at 8.5% for 20 Years

Consider a typical housing loan of 35,00,000 at 8.5% annual interest over a 20-year tenure (240 monthly installments):

Input Parameters:
Loan Amount: 35,00,000Interest Rate: 8.5%Tenure: 20 Years (240 Months)
Calculation Steps:
  1. Monthly interest rate: r = 8.5 ÷ 12 ÷ 100 = 0.0070833.
  2. Monthly EMI: 30,373.81.
  3. Month 1 breakdown: interest 24,791.67, principal 5,582.15 (about 82% of the first EMI is interest).
  4. Year 1 breakdown: interest 2,94,827.74, principal 69,658.02, balance after year 1: 34,30,341.98.
  5. Half the principal is repaid only at month 166 (about 13.8 years).
  6. Cumulative totals: total interest 37,89,715.16 (more than the loan amount); total repaid 72,89,715.16.
Final Result:A 35,00,000 home loan at 8.5% over 20 years requires a monthly EMI of 30,373.81, with total interest of 37,89,715.16 and total repayment of 72,89,715.16.

Frequently Asked Questions

How is home loan EMI calculated?

EMI = P × r × (1 + r)^n ÷ [(1 + r)^n − 1], where r is the annual rate ÷ 12 and n is the number of months. For 35,00,000 at 8.5% over 20 years, that gives 30,373.81.

Why is so much of my early EMI interest?

Interest is charged on the outstanding balance, which is highest at the start. In the example, about 82% of the first EMI is interest, and only in year 14 has half the loan been repaid.

How much does a 1% rate change cost?

In the example, going from 8.5% to 9.5% on a 20-year loan adds 5,40,186.82 in total interest and raises the EMI by 2,250.78.

Does a longer tenure save money?

It lowers the EMI but increases total interest. Moving from 20 to 25 years cuts the EMI by 2,190.86 but adds 11,65,169.22 in interest.

Does this include processing fees, insurance or taxes?

No. It covers principal and interest at a fixed rate only. Ask your lender about fees, and check the loan prepayment calculator if you plan to pay extra.
