Standard Reducing-Balance Home Loan EMI Formula: EMI = [P × r × (1 + r)^n] ÷ [(1 + r)^n − 1] Where: • P = Home loan principal amount • r = Monthly interest rate (Annual Nominal Rate ÷ 12 ÷ 100) • n = Total loan tenure in months (Years × 12) Monthly Amortization Mechanics: • Monthly Interest = Outstanding Loan Balance × r • Monthly Principal = EMI − Monthly Interest • Ending Balance = Starting Balance − Monthly Principal Repaid
Consider a typical housing loan of 35,00,000 at 8.5% annual interest over a 20-year tenure (240 monthly installments):
EMI = P × r × (1 + r)^n ÷ [(1 + r)^n − 1], where r is the annual rate ÷ 12 and n is the number of months. For 35,00,000 at 8.5% over 20 years, that gives 30,373.81.
Interest is charged on the outstanding balance, which is highest at the start. In the example, about 82% of the first EMI is interest, and only in year 14 has half the loan been repaid.
In the example, going from 8.5% to 9.5% on a 20-year loan adds 5,40,186.82 in total interest and raises the EMI by 2,250.78.
It lowers the EMI but increases total interest. Moving from 20 to 25 years cuts the EMI by 2,190.86 but adds 11,65,169.22 in interest.
No. It covers principal and interest at a fixed rate only. Ask your lender about fees, and check the loan prepayment calculator if you plan to pay extra.
